General Leasing Questions

Can additional furniture be brought into the apartment?

Absolutely! You are welcome to bring additional furniture with you, but keep in mind that all of our apartments are fully furnished so none of the provided furniture can be removed.

Can I pay my bill with a credit card? Is there an extra charge?

You can view your balance, submit an electronic check, or pay with a Visa, MasterCard, American Express, or Discover from any computer or smartphone. Visit www.LiveMaplewoodApartments.com and click the “Resident Login” button. There is a 3.5% convenience fee to make payments with credit card, an additional $6.95 for using a debit card, and the use of an echeck is free.

Can my partner/spouse live with me? What if I have children?

Of course! While all primary residents must be Cornell Graduate and Professional students, your significant other is welcome to live with you. We simply require each adult to complete a separate application. Children are also welcome at Maplewood! Please see our leasing professionals for specific details and rental criteria.

Do I get a discount if I pay in full?

Maplewood Apartments does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!

Do I have a meal plan?

Meal plans are not offered at Maplewood Apartments, but every apartment has a full kitchen so you can cook all your favorite foods!

Do you allow pets?

Absolutely! Maplewood is a pet friendly community! Permitted animals must weigh no more than 50 lbs. Aggressive breeds are not permitted, such breeds including, but not limited to the following: Akita, Doberman Pincher, Rottweiler, Dalmatian, Pit Bull, Chow, Wolf Hybrid and Bull Mastiff. Exotic animals, including but not limited to exotic birds, snakes, ferrets, parrots and toucans are not permitted. No more than one animal is permitted in a bedroom and no more than two animals are permitted in an apartment. Please speak with a leasing professional for more details.

How are roommates matched?

Roommate matching happens a couple different ways – through a program called RoomSync which will allow you to create your matching profile and set lifestyle and housing preferences. Then you can search and browse to find potential roommates by preference or names. If you don’t have roommates in mind, we are happy to do the matching for you! We look closely at the information both you and your potential roommates have provided in your application and work to find people that have the same or similar preferences. Although we don’t guarantee a perfect match, you can rest assured that we do our best to find you a great roommate.

How close to campus are you?

We are located 0.9 miles from Cornell.

How do our rates compare to on-campus housing rates?

We’ve worked closely with the university to set affordable rates for graduate and professional students. When considering our spacious floor plans, beautiful furniture, and exciting resident events, you’ll find Maplewood is a wonderful and affordable option. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.

How many people live there?

Every year the total number varies, but we have room for 872 residents in our mix of studio, 1, 2, 3, and 4 bedroom apartments.

If I am over 21 do I need a guarantor?

Not all leases require a guarantor. If an approved guarantor cannot be obtained, we will accept a refundable security deposit of one (1) installment instead.

Is parking available?

We have a limited amount of reserved parking spaces available for lease on a first come, first serve basis.

What do I need to hook up my computer to the internet?

You will need a CAT 5 (Ethernet) cable. We have internet outlets in each bedroom and common area. Your computer must be configured properly for the internet to work. Your computer or device must be registered as an active device with our internet service provider. We also have community-wide WiFi.

What is the cost?

What size are the beds?

Our beds are full-size, extra long memory foram mattresses. We suggest you bring queen-sized sheets, which will work well instead of paying higher prices for “special” sized sheets.

What types of leases are available?

We offer 12 installment leases plus a limited number of 10 installment options. Contact our office for details.

What utilities are included in my monthly installment?

Our rental package covers all utilities.

When can I move in?

Move in date for Fall 2022 is August 20th.

When do I put down a deposit?

If you do not have an approved guarantor, you must pay a deposit (equivalent to one (1) installment) within 10 days of signing your lease.

When is my first payment due?

The first installment of rent for Fall residents is due on August 1st. The second installment is due September 1st.

Will you send me a bill for each installment?

We do not send any invoices, but for your convenience, you can use our online resident portal to check your balance at any time. However, payment is due at the first of the month and is considered late after 12:00 PM on the 5th. For your convenience, you can set up automatic payments in our online resident portal.

What utilities are included in rent?

All utilities are included in your rent payment.

How does the leasing process work?

The leasing process begins with an interested prospective resident completing an application. Applications are reviewed and approved by the leasing staff. After an applicant has been approved, they are sent a lease to review and sign. Once signed, the applicant undergoes a background check, and any applicable fees or deposit charges are applied. When payment for all charges is received, the lease is approved and countersigned by the leasing staff.

Do you charge an application fee?

When a prospective resident first applies through the website, a $20.00 application fee is charged for the background screening. This is non-refundable and does not guarantee your application or lease will be approved.

Does Maplewood require renter’s insurance?

Each new resident is required to purchase an individual renter’s insurance policy. Maplewood requires residents to hold $100,000 in liability coverage for the duration of their lease. Insurance can be obtained through a provider of a resident’s choice or they may opt to purchase this through our preferred vendor Assurant at www. ResidentsProtect.com. Proof of insurance will need to be provided to the leasing office prior to move in.

How do I pay my security deposit and/or rent?

Payments can be made by logging into your resident portal. On the home page of the Maplewood website there is a Residents tab under which Pay Rent can be found. You will need to enter the email and the password you created when you first applied to access your resident portal.

What if I need to cancel my lease?

Leases are legal contracts for the said term. Residents are responsible for the entire term. Although we do not allow residents to cancel or terminate leases, we do offer lease reassignments, or lease transfers, for a $200.00 fee. Please note that a lease must be transferred or reassigned in its’ entirety. Please contact the leasing office for further details and assistance.

What is the administrative fee?

This is a one-time fee of $130 which is due once your lease begins. The administrative fee covers the use of service-related functions during your time at Maplewood.
