How do I reserve a spot at Maplewood?
Only a signed lease will guarantee a spot at Maplewood.
- Go to www.livemaplewoodapartments.com
- Select your floor plan and lease term
- Complete your application including adding a guarantor if applicable
- Guarantor completes their application
- Maplewood sends you a lease
- You (and guarantor) sign
- You pay the deposit, if applicable
- Maplewood countersigns your lease
Can I stay at Maplewood for the summer?
If you have a May-ending lease and need to stay for the summer, just reach out to the office to find out how to extend your lease through July 31. All leases end July 31, we cannot extend any leases into August.
Can I sign a multi-year lease?
Unfortunately, we do not offer multi-year leases. If you plan to stay at Maplewood for longer than one year, you would need to renew your lease when that option becomes available.
Are utilities included with rent?
All utilizes are included in the rent price (heat/AC, water, electricity, wireless internet, sewer, trash and snow removal).
Can I bring a pet?
Yes, Maplewood is a pet-friendly community. No more than 2 pets are permitted per apartment and pet rent is $65 per animal. Please contact a Leasing Professional for more details. Breed restrictions apply.
Is parking included?
No, parking is $125 per installment and is reserved on a first come, first served basis. In addition to the $125, New York taxes parking at 8% bringing the total parking fee per month to $135.
Can only Cornell University students live here?
Yes, Maplewood is reserved for graduate and professional students at Cornell University.
Do I need a guarantor?
No, you do not need a guarantor. You can choose to pay a security deposit equal to one (1) installment of rent instead. If you choose to add a guarantor to your lease, they must meet three requirements: be at least 25 years old, a US citizen, and able to pass a hard credit check. If you are unable to provide someone who meets all three criteria, you will be required to provide a security deposit.
When do I put down a deposit?
If you choose the security deposit option, you would submit that at the time that you sign your lease.
What types of leases are available?
Most of our leases are 12-installment leases that end July 31. We do offer limited 10-installment leases in certain floor plans that would end May 31.
Do I need insurance?
Yes, each tenant is required to obtain a minimum of $100,000 in liability insurance. There are details in the lease as well as our insurance partner, Assurant, will be sending out instructions closer to move in on how to enroll and/or submit proof of coverage.
We do highly suggest also obtaining personal property insurance to cover your personal belongings but it is not required.
When can I move in?
All new leases start on August 20. We do offer an August 15 move in for tenants who have orientation prior to August 20. You can move in on or any day after your lease start date as long as it is within office hours.
What if I need to cancel my lease?
Residents are responsible for the entire term of the signed lease. We do offer lease re-assignments for a $200 fee if there is another person to take over your lease. Please contact a Leasing Professional for more details.
What if I don’t have a roommate?
All leases at Maplewood are for a singular bedroom and bathroom, so if you are applying for a multi-bedroom unit, you are not signing for the full apartment. Maplewood partners with RoomSync to provide a matching platform where residents can indicate their preferred roommates.
After you complete the leasing process, you will be emailed a link to join the RoomSync network. You will then log into RoomSync, create a profile and fill our preferences and begin your search to find your preferred roommates. If you don’t use RoomSync, then you will be placed with other tenants by our staff.
Please note that roommates are not guaranteed, though we do our best to place everyone with their preferred roommates.
How close to Cornell is Maplewood?
Maplewood is about a 10-minute walk to the edge of Cornell campus.
Is there a bus stop near by?
Yes, at the Veterans Pl/Maple Ave intersection there is a TCAT stop. Routes 82 and 51 will stop there and take you through campus or up to local shopping at East Hill Plaza.
What amenities are available?
Maplewood has a fitness center, coffee machine and printer in the Community Center. Additionally, there is a playground, dog park, community garden and hammock forest on site. Apartment building residents also have access to study rooms and lounges located within their building.
Is furniture included?
Yes, all our apartments are furnished. You are more than welcome to bring any additional furniture of your own, but please keep in mind we are unable to remove furniture from the units.
What size are the beds?
The mattresses full XL sized. Queen sized bedding works great!
Can I have a guest and where should they park?
Guests are allowed for up to three (3) consecutive days and a total of six (6) days per month. We do have limited visitor parking spaces if they stay overnight that can be reserved for up to 3 days at a time. You will need to register the visitor’s car with the Leasing Office and receive a visitor parking pass to put in the car.
You are responsible for the conduct of your guest and any other person you allow to enter the community and/or apartment. If you have additional questions, please contact a Leasing Professional.
Is smoking allowed?
Smoking is not allowed in any buildings or within 100 feet of any building on the property.
Is there after-hours emergency assistance available?
Yes, we have Community Assistants and Maintenance on call for emergencies after hours. More information regarding this will be provided in your move-in packet.
Do packages get delivered to my door?
Packages are delivered to the Community Center and are logged by our staff and kept inside the office. Residents will need to pick up their packages during office hours. Deliveries such as DoorDash, UberEats, etc. should be delivered to your unit rather than the Community Center.
What is a renewal?
A renewal is a lease that you sign that allows you to stay in your same unit for the next year and lock in your housing for another 10-12 months. When you renew your lease you are always staying in the same apartment and bedroom. It is just an extension of your current lease with no moving required.
Can I change my unit for next year?
Yes, you can change your unit by doing what is called a renewal transfer. For this option you would need to move out by July 31 and would not able to move into the new unit until August 14. Please note there is a $200 fee for this option.
Can I select my specific unit?
No, you can put down your preferences, but we cannot guarantee that we can provide you with your requested unit.
Can I renew for just one semester?
Our renewal leases will always be for 10 or 12 months only so if you’re graduating and moving out after one semester, you would be required to find another person to take over the remainder of the lease.
Can I request different roommates?
Yes, if there will be at least one vacant room in your unit for the next leasing term, we can place different tenants in the unit. If everyone renews, then no changes will be made. If you do not match in RoomSync, we will place others looking for roommates in your apartment with the most matching preferences possible.
I just moved in, is it too early to renew?
We typically start our renewal season in November.
How do I renew?
Once we have confirmed our rates, we will send out renewal offers through the Resident Portal. You will need to review and accept the offer at which time the lease will be sent over for your signature. Please note that only a signed renewal lease will secure your spot, an accepted offer is not sufficient to reserve your room.
When is the rent due?
Rent is always due on the 1st of the month. If you are moving in for the fall, the first installment is due on August 1. Please note that while leases start on August 20, we do not pro-rate the August rent as Maplewood has installment-based leases that have the total amount due for the leasing term broken down into either 10 or 12 equal installments.
What forms of payment do you accept?
You can use a credit card, debit card or bank account (e-check) through your resident portal you can pay by money order or check made out to “Maplewood Apartments” at the Leasing Office. Please note that there are convenience fees charged for use of either a credit or debit card. We cannot accept cash.
You are welcome to make either manual payments every month or set up auto-pay through your Resident Portal. You can access the Resident Portal at www.livemaplewoodapartments.com or by downloading the ResidentPortal (rp) app.
What other fees do I have to pay?

There are two fees for new tenants that we want to make sure you’re aware of:
- Application fee: $20 aid during the application process
- Amenity fee: $130 charged at move in and can be paid with either the August or September rent installment
If I pay in full, do I get a discount?
Maplewood does not offer discounts for rent paid in advance. However, pre-payment gives you peace of mind knowing that your account is in good standing at all times!
